There is no useful “average shed price” without a scope. Size, material, floor, base, access, delivery, installation, treatment, anchoring and optional work can all sit inside or outside a headline figure. Compare written totals only after every business has priced the same fields.
The total-cost worksheet
| Line item | What to require in writing |
|---|---|
| Structure | External and internal dimensions, material, finish, roof, doors, windows and VAT-inclusive price. |
| Floor | Whether included, material and construction, load assumptions and moisture separation. |
| Base | Required type and dimensions, tolerances, ground preparation and who signs it off before installation. |
| Delivery | County or Eircode coverage, access assumptions, unloading, carrying distance and failed-delivery charges. |
| Installation | Assembly, anchoring, sealing, snagging, waste removal and any work explicitly excluded. |
| Options | Shelving, locks, ramps, gutters, insulation, electrical preparation and every other optional item separately. |
| Aftercare | Maintenance schedule, treatment products, inspection duties and written warranty or guarantee terms. |
Make quotes comparable
- Send the same dated specification to every business.
- Ask for a VAT-inclusive total and itemised optional work.
- Record how long the quote remains open and what may change the total.
- Ask whether delivery and installation dates are estimates or contractual dates.
- Do not substitute one material, floor or base for another without recording the change.
Separate goods from services
A shed order may combine a manufactured product with delivery, base preparation and installation services. Record which legal entity supplies each part and who remains responsible if work is subcontracted. The CCPC guidance on services explains the standards expected from service providers and the importance of what was agreed.
Before paying a deposit
- Confirm the exact product and service covered by the payment.
- Record the deposit, balance schedule and delivery or completion date.
- Ask when a deposit is refundable and whether any cancellation charge applies.
- Keep the receipt and the version of the specification attached to the order.
- Check the contracting entity rather than relying only on a trading name or website address.
See the CCPC deposit guidance for the official consumer route.
Do not treat a low total as proof of value
A lower total may reflect a different floor, treatment, roof, base assumption, delivery scope or installation service. It can also omit work that becomes visible only after a site visit. Mark every “not included”, “subject to survey” and “customer to provide” item before choosing.
Change control after ordering
If dimensions, site access, material or base requirements change, ask for a revised written total before work continues. Keep the original and revised versions. Verbal additions are difficult to reconcile later and can blur whether a cost was agreed.
