Buying a shed in Kerry

Kerry takes the full force of Atlantic weather. The peninsulas (Dingle, Iveragh (Ring of Kerry), Beara) get heavy rain, frequent strong winds and salt-laden air. Even inland around Killarney, it is wetter than much of the country.

A shed usually does not need planning permission from Kerry County Council. It is normally exempted development under the Planning and Development Regulations (Schedule 2, Part 1, Class 3) if it meets every condition: it is behind the front wall of the house; all garden structures together, existing ones included, come to no more than 25 m²; at least 25 m² of private open space is left to the rear or side; it is no more than 4 m high with a tiled or slated pitched roof, or 3 m with any other roof; and it is used only for purposes incidental to enjoying the house: not lived in, not a business. If you're unsure, ask Kerry County Council about a Section 5 declaration before you order. The edge cases are in our planning permission guide.

Material advice for Kerry: Steel is usually the safer choice for most Kerry sites, especially on the peninsulas and the coast, where salt spray, strong winds and constant moisture are hard on timber. Ask for a powder-coated finish. If you have a sheltered inland site and prefer timber, specify pressure-treated, not dip-treated, and plan to treat it every year.

Common questions: sheds in Kerry

Do I need planning permission for a shed in Kerry?

In most cases, no. A shed is normally exempted development under the Planning and Development Regulations (Schedule 2, Part 1, Class 3) if it meets every condition: it is behind the front wall of the house; all garden structures together, existing ones included, come to no more than 25 m²; at least 25 m² of private open space is left to the rear or side; it is no more than 4 m high with a tiled or slated pitched roof, or 3 m with any other roof; and it is used only for purposes incidental to enjoying the house: not lived in, not a business. Kerry County Council applies these national rules. If your home is a protected structure, or is in an architectural conservation area or a special amenity area, check with the council first. If you're unsure, ask Kerry County Council about a Section 5 declaration before you order.

Is steel or timber better for Kerry?

Steel is usually the safer choice on exposed or coastal Kerry sites. The peninsulas get heavy rain, strong winds and salt spray that carries inland, and that is hard on timber, even pressure-treated boards. A powder-coated steel shed does not rot or warp and needs less upkeep. On a sheltered inland site, timber can work: specify pressure-treated, not dip-treated, and plan for regular treatment.

What foundation should I use for a shed in Kerry?

On wet ground, a concrete slab on a well-drained sub-base is usually the safer choice. Kerry's high rainfall keeps a lot of ground wet for much of the year, and a plastic grid or paving base can lift or tilt on waterlogged ground. Ask each supplier what base they require, and get the base priced as a separate line on the quote.

How do I compare shed quotes in Kerry?

Ask every supplier to price the same written specification, with the structure, base, floor, delivery, installation, treatment and VAT as separate lines. Get the deposit and delivery terms in writing too. If you live at the end of a peninsula or on an island, ask whether your Eircode attracts a delivery surcharge. Our cost guide has a quote worksheet you can use.
